In a groundbreaking transaction, the largest land deal in Lee County’s history has closed at an impressive $100 million. This sale involves 1,745 acres in northwest Cape Coral, poised for the development of a master-planned community named Hudson Creek. The project will include up to 3,500 homes and a range of commercial properties designed to meet the needs of future residents.
Key Players in the Deal
The transaction was brokered by Justin Thibaut and Billy Rollins of LSI Companies. The buyer, Forestar—a subsidiary of the renowned builder D.R. Horton—acquired the property from GA-Pinnacle Cape Coral LLC, owned by Pinnacle Development Group. Pinnacle is well-known for its previous success in developing River Hall in east Fort Myers.
Hudson Creek: A Vision for the Future
Hudson Creek is set to become the largest mixed-use, master-planned community in Cape Coral. With entitlements already in place, the development promises a comprehensive range of facilities:
Over 3,500 residential homes
500,000 square feet of commercial space
500 hotel rooms
150,000 square feet of office space
425,000 square feet of retail space
An 800-bed assisted living facility
A university capable of accommodating 3,000 students
Strategic Location and Infrastructure
The property, located at 4101 Burnt Store Road, is bordered by Yucca Pen Strand to the north, Jacaranda Parkway and Wilmington Parkway to the south, and Chiquita Boulevard. This strategic positioning ensures easy access to the future Hudson Creek community.
The development also brings infrastructure improvements. Burnt Store Road’s utility expansion will be accelerated, and the neighborhood will feature sidewalks on both sides of its roads, along with bike lanes on a central spine road. These enhancements aim to create a pedestrian- and cyclist-friendly environment, fostering a sense of community.
A Game-Changer for Northwest Lee County
“This will be the largest mixed-use, master-planned community in the city of Cape Coral,” said Justin Thibaut of LSI Companies. With 200 acres of commercial frontage, Hudson Creek is poised to meet the growing demand for retail, medical, office, and hospitality spaces along Burnt Store Road.
Years in the Making
The groundwork for this historic deal began in 2022, with the rezoning approval finalized in March 2023. This pivotal step allowed for the project’s ambitious vision to move forward.
