The Village of Estero is set to welcome a brand-new living and entertainment hub as plans for the Woodfield Estero development project move forward. Approved by the Planning, Zoning, and Design Board, the first phase of this ambitious project promises to add a dynamic mixed-use space to the area.
What is Woodfield?
Located on a 46-acre plot at the northwest corner of Tamiami Trail and Coconut Point, Woodfield aims to bring a vibrant, “mini-Mercato”-style experience to Estero. This mixed-use development will include:
-Hundreds of apartment units
-Retail shops
-Dining options
-Parks and green spaces
The first phase will focus on foundational work, such as stormwater retention, utilities, and roadways, alongside perimeter landscaping and the addition of a roundabout at Coconut Road and Walden Center Drive to improve traffic flow.
What Residents Are Saying
Opinions are divided. While some are excited about the added amenities, others express concern about traffic and overdevelopment. With Estero experiencing a 50% population surge during peak season, residents worry about the strain on roads, particularly along U.S. 41 and near Coconut Point.
“It’s a nightmare, bumper-to-bumper traffic everywhere,” shared one resident, while others voiced hope that the board carefully weighs the pros and cons before moving ahead.
Future Phases and Features
Though the second phase of Woodfield has yet to be approved, exciting additions are on the horizon, including:
-A minimum of 35,000 square feet of commercial space
-A central park and amphitheater
-Walking and biking paths
-Potential for a hotel
-The proposed “restaurant row” and numerous retail options aim to create a bustling, community-centered space reminiscent of Naples’ Mercato.
Balancing Growth and Concerns
While Woodfield is set to enhance Estero’s lifestyle offerings, the project also raises important questions about traffic and infrastructure. Board discussions included concerns over road capacity and suggestions for enhancing the planned roundabout design.
Developers have also been asked to include additional landscaping and a fence near the Marsh Landing community to balance aesthetics and privacy for neighboring areas.
