The Village of Estero is about to weigh in on three projects that could shape the community’s future look and feel. On Tuesday, September 9, 2025, at 4:30 p.m., the Planning, Zoning & Design Board (PZDB) will hold public hearings on:
Summercrest – 153 townhomes planned for the northeast corner of Corkscrew Road & Sandy Lane
Broadway Crossing – a 17-home neighborhood near Broadway Avenue East and Sandy Lane
Coconut Trace Hotel – a proposed 122-room, four-story hotel across from Coconut Point Mall on Lyden Drive
These meetings are open to the public, which means residents can show up, ask questions, and share their opinions before decisions are made.
Breaking Down the Projects
Summercrest: Townhome Living on Corkscrew
Estero has seen plenty of single-family subdivisions, but Summercrest brings a different flavor: 153 attached townhomes. Townhomes often appeal to first-time buyers, young professionals, and downsizers looking for lower maintenance while still enjoying a neighborhood feel.
If approved, this project would add density along Corkscrew Road—already one of Estero’s busiest corridors—which makes traffic and access key concerns for neighbors.

Broadway Crossing is on the other end of the spectrum: a more intimate 17 single-family homes tucked south of Broadway Avenue East and west of Sandy Lane.

Coconut Trace Hotel: Hospitality Meets Retail
The most talked-about item may be the Coconut Trace Hotel—a four-story, 122-room hotel across from Coconut Point Mall. The site, at 22910 Lyden Drive, sits in a commercial area already filled with shopping, dining, and entertainment.
For Estero, this could mean more visitor traffic to local businesses, new hospitality jobs, and an even stronger pull as a destination. But it also sparks the usual questions:
